  • Retrofit & Sustainability Expertise: Specialists in fabric-first upgrades, Passivhaus strategies, and energy modelling using PHPP.

  • Construction Detailing: Technical drawings, Building Regulations packages, and tender-ready documents.

  • On-site Support: Contractor coordination, inspections, and contract administration for smooth project delivery.

Work Stages

Stage 1 Feasibility Design

We start with early design options that explore what's possible based on your brief, budget, and site.

You'll receive sketch drawings showing potential layouts and massing, helping you visualise the opportunities for your project.

Stage 2 Concept Design

We refine your preferred option, looking in more depth at layout, form, materials, and planning strategy.

We can submit a Pre-Application to your local authority and advise on the need for supporting consultants such as heritage, ecology, or planning specialists.

Stage 3 Developed Design

We prepare and submit your full planning application (or Lawful Development Certificate for permitted devvelopment), respond to feedback from the planning officer, and manage conditions post-approval.

If needed, we coordinate external consultants or planning input specific to your site.

Stage 4 Technical Design

We translate your planning-approved design into a buildable scheme, preparing Building Regulations drawings, construction detailing, and coordinating with structural engineers and other specialists. We also ensure compliance with energy, ventilation, and sustainability standards.

Depending on your project, we may recommend additional technical services at this stage such as:

  • SAP calculations or PHPP modelling

  • Detailed product specifications

  • Tender specifications for accurate contractor pricing

Stage 5 Construction

At this stage, we prepare full construction packages with detailed specifications and help you tender the project to trusted contractors. Once on-site, we can stay involved to manage the contract, answer queries, resolve challenges, and carry out inspections — ensuring your vision is realised to a high standard.

We can also:

  • Support you with contractor selection and appointment

  • Administer a building contract

  • Visit site regularly and monitor progress

  • Coordinate any planning condition discharge documents
